Building a Pool That Fits a Kansas Backyard
As pool builders in Wichita, we plan every pool around three local facts: a swim season that is hot but short, winters that freeze, and soils that move. Wichita averages about 65 days a year at 90°F or above and about 12 days at 100°F or above, so a pool gets plenty of use from June through August. But the average freeze window runs from about October 25 to April 9, which means the pool sits closed for close to half the year unless it is heated and covered. The right pool for your yard is the one that handles both seasons.
Concrete, fiberglass or vinyl liner
All three are real options in Wichita, and each has a clear trade-off. A custom concrete (gunite or shotcrete) pool can be any shape, size or depth and can include a built-in spa, tanning ledge or raised wall; it also costs the most and takes the longest to build. A fiberglass pool is a factory-made one-piece shell set into the excavation; it installs faster and has a smooth, low-maintenance surface, but shapes and sizes are limited to what a manufacturer makes and what can be trucked to your street. A vinyl liner pool uses wall panels and a custom-fit liner; it usually has the lowest starting price and flexible shapes, but the liner will need replacing every 5 to 15 years by HomeGuide's estimate. We walk through all three at the estimate and tell you which ones suit your yard and budget.
What an inground pool costs
National cost guides put most inground pools between about $25,000 and $100,000, with HomeGuide's 2026 guide citing a national average of $62,500. By type, HomeGuide lists concrete at $50,000 to $120,000, fiberglass at $45,000 to $100,000 and vinyl at roughly $25,000 to $65,000. Fixr's ranges run lower at the bottom end, with fiberglass starting around $18,600 and vinyl around $20,800. The gap comes from what is included: a bare pool with a small concrete apron is a very different job from a pool with a spa, heater, automatic cover, large patio and code-compliant fence. Our written quote lists each of those separately so you can see where the money goes.
Heating and the short Kansas season
A heater is the difference between swimming from Memorial Day to Labor Day and swimming from late April into October. The U.S. Department of Energy says heat pump pool heaters work efficiently while outdoor air stays above roughly 45°F to 50°F, which covers most of a Wichita spring and fall swim day. Gas heaters warm water faster regardless of air temperature but cost more to run. The cheapest heat is the heat you keep: DOE notes that covering a pool when it is not in use can cut heating costs by 50% to 70% and reduce make-up water by 30% to 50%. We size heaters and recommend covers based on how early and late you want to swim.
Clay soil and a stable base
Many Kansas soils are rich in clay that swells when it gets wet and shrinks as it dries. After dry summers, Wichita-area foundation contractors have reported homes shifting as the soil around them contracts. A pool and its deck sit on that same ground. We look at the soil when we excavate, compact and prepare the base for the shell, plan drainage so storm water runs away from the pool and deck instead of soaking the ground beside them, and add control joints to concrete decks so movement shows up as a clean line instead of a random crack.
Permits, fences and safety
In Wichita and unincorporated Sedgwick County, MABCD issues building and trade permits for swimming pools. Published summaries of Wichita's pool barrier ordinance describe a fence or wall at least 60 inches tall that people cannot get through, with gates latched whenever an adult is not supervising; fencing the entire yard to the same standard, or a power safety cover meeting ASTM F1346 (or a locked spa cover), is described as an alternative. Confirm the current wording with MABCD before you build. Other cities have their own rules. We confirm what applies at your address and include the barrier in the plan so the pool can pass inspection.
When to start
Most Wichita homeowners decide they want a pool on the first hot weekend in May, which is the worst time to start the process. Design, permits and the build itself take time: cost guides put vinyl liner builds at two to three weeks and concrete at six to eight weeks of construction, before permits and weather delays. Spring storms and wet clay can also pause excavation. Planning in fall or winter gives you a design, a permit and a place on the schedule before the spring rush, so digging can start as soon as the ground allows.
What a new pool build includes
- Site visit, layout and design, with the pool staked out in the yard
- Permits and Kansas 811 utility locates before digging
- Excavation, soil haul-off and base preparation
- Shell: shotcrete, a fiberglass shell or wall panels and liner
- Plumbing, filtration, pump, heater and electrical connections
- Coping, deck or patio, and the code-required fence or barrier
- Startup, water chemistry and a walk-through of equipment and winterizing

Payment terms in writing
The quote spells out when each payment is due and which part of the work it covers, so you can compare it with progress on site.
Planned for Kansas weather
Heating, covers, freeze protection and drainage on clay soil are part of the design, not add-ons after the fact.

Common Questions
How much do pool builders in Wichita, KS charge?
National guides put most inground pools at roughly $25,000 to $100,000. HomeGuide's 2026 figures list concrete at $50,000 to $120,000, fiberglass at $45,000 to $100,000 and vinyl at about $25,000 to $65,000. Size, decking, a spa, heating, fencing and site access move the total. We give a written, itemized price after seeing the yard.
Can I get an inground pool for $30,000?
Sometimes, but only with a modest vinyl liner or small fiberglass pool, a simple deck and few extras. HomeGuide lists the low end of vinyl pools around $16,600 for about 200 square feet, and Fixr's fiberglass range starts near $18,600. Fencing, a heater and a full patio push most projects past that number. We can price a basic package and show what each add-on costs.
Is fiberglass or concrete better for Wichita?
Neither is better everywhere. Fiberglass installs faster, has a smooth surface and resists algae, but sizes and shapes are limited. Concrete can be any shape and size and can include a spa or ledges, but it costs more, takes longer and needs resurfacing over time. Both need careful base work and drainage on clay soil.
Do I need a permit and a fence for a pool in Wichita?
Yes. MABCD issues building and trade permits for swimming pools in Wichita and unincorporated Sedgwick County. Wichita's barrier rules, as commonly summarized, call for a barrier at least 60 inches tall that people cannot get through, with latched gates, or an ASTM F1346 power safety cover when no adult is supervising. MABCD can confirm the current requirement, and other cities have their own rules; we check what applies at your address.
How long does it take to build a pool?
HomeGuide puts vinyl liner construction at about two to three weeks and concrete at about six to eight weeks, and Forbes Home estimates three to six weeks for fiberglass. Permits, weather and wet clay can add time. Starting design in fall or winter helps you avoid the spring rush.
Do you install above-ground pools?
We focus on inground pools, built-in spas, decks and pool remodeling. If you are weighing an above-ground pool against a small inground pool, we can price the inground option so you can compare.
What happens to my pool in a Kansas winter?
Wichita's average freeze window runs from late October to early April, so most pools are closed for winter. That means lowering water as needed, blowing out and plugging lines, draining the pump, filter and heater, and covering the pool. Water left in pipes or equipment can freeze and crack them. We show you how at the final walk-through.
Where We Work
Wichita is home base. From there we build across Sedgwick County and nearby South-Central Kansas: Derby, Haysville and Mulvane to the south; Park City, Bel Aire, Kechi, Valley Center and Maize to the north; Goddard, Cheney and Clearwater to the west; and Andover, Augusta and Rose Hill to the east in Butler County, with Newton to the north in Harvey County. Older Wichita neighborhoods tend to have mature trees, tighter side yards and existing fences that affect access and layout, while newer subdivisions often have larger lots but HOA rules on fences and equipment placement. Permits differ as well: MABCD handles Wichita and unincorporated Sedgwick County, and other cities run their own building departments. Each area page covers what applies there.
